Simplifying a South Beach Penthouse
South Beach is perfectly located within our little 7x7 metropolis. And this penthouse property, with its private 1000 square foot (did I say private?) outdoor deck, is perfectly located in South Beach! But….it just needed a little simplification before it sold at the first open house!
The living room felt very closed off since they had a large scale sectional facing the wall. So, we reoriented the seating area so it was open to the breadth of the room. This helped the entire space feel much larger. We did love the original, hand-stenciled accent wall. But, for sale purposes, we felt it was better to paint it a neutral color in order to appeal to a broader scope of potential buyers.
GUEST ROOM / LOUNGE
Adjacent to the main living area was a great little bonus room. It could really be anything you wanted it to be. It wasn’t quite large enough to comfortably fit a full or queen size bed, but, it could still be a lounge space or spare bedroom with a twin bed. The original room was very dark and a little too moody. It also had more furniture than it could really comfortably support—all the pieces were overlapping and had no breathing room.
We simplified the space by adding a day bed that could double as a guest bedroom or be a lounge area when there were no visitors. And, a lighter, reflective color palette helped to brighten the space and make it feel more open.
In the master bedroom, we were required to keep the zebra wood, floor-to-ceiling headboard. There was also a built-in at the foot of the bed in the same wood. While the wood itself was beautiful, a little bit of it goes a long way. But, as requested, we kept in all in place.
And that enormous, private deck? It had already been professionally furnished and landscaped so we left it just as it was—ready to host a big party!
